Sound familiar?

What cleaning companies tell us is broken, and what we do instead.

Before

Bidding against the lowest price in town.

Every request is a race to the bottom.

With an exclusive opening

We send managers in each market to one cleaning company only. While the opening is yours, no other cleaning company gets those requests in your market. Without an opening, a request never goes to more than three.

Before

Hearing about the renewal after it's signed.

The contract went back to the incumbent and nobody asked you.

With the desk

Janitorial contracts renew on a cycle, and many managers want three bids first. The desk puts your name in that bid before the renewal date, not after.

Before

Asked for a third bid just to make up the numbers.

You know you won't win it.

With your packet

Managers who come through the desk have already seen your packet: insurance, W-9 and references, verified. You're the third bid they actually want.

Before

Ad spend and agencies that bill for no-shows.

Money out every month, meetings that never happened.

With the desk

Free to join. You pay when a meeting is held: it happened, with the person who picks the vendor, on a definition you have in writing. Manager no-shows are never billed.

Before

Budgets set without you.

By January the number is fixed.

With the desk

Many property budgets for next year are set in the fall. The desk gets your packet in front of managers while they're still deciding who to price in.

Before

Managers burned by the last crew don't trust a new one.

They've heard every promise.

With your packet

Your packet shows insurance, W-9 and references, verified and dated, so the manager isn't taking your word for it.

Re: Janitorial bid for hidden office building

Hi hidden,

Our contract is up for renewal and I need a third bid. Can you walk hidden next week? Please send your COI and W-9 first.

Re: Cleaning vendor

Thanks, the verified packet helps. We set next year's budget this fall. Let's talk scope before then.

Who it's for

If you're the cleaning company that…

  • cleans offices, medical buildings, retail centers or HOA common areas, nightly or on a schedule
  • wants contracts from property managers, not one-off jobs
  • has an owner, GM or operations manager who can walk a building within 48 hours
  • carries general liability and workers’ comp, and can send a W-9 and references
  • can staff a new building this quarter without short-changing the ones you have
  • is based anywhere in Arizona and can serve buildings in the market you want

…we built this for you. Check if it's open →

Probably not a fit

  • –Teams with no room for another building this year
  • –Residential and move-out cleaners only
  • –Anyone who wants contracts promised before paying
  • –National brands run from headquarters (local owners who decide locally are fine)
How the desk works

Managers text one number. We send the cleaning bid to you.

Managers of offices, medical buildings, retail centers and HOAs use the desk free. Contractors pay to be on the roster. We're not a contractor and we don't do the work. Your company can be based anywhere in Arizona, as long as you can serve buildings in your market.

  1. Check your market

Enter your ZIP and answer a few quick questions (about 60 seconds). If it fits, confirm on a 15-minute call with a person at the desk.

  2. We build your packet

Insurance, W-9 and references. Verified, dated, tracked for expiry. Arizona has no state license for commercial cleaning; we add a city business license where yours applies.

  3. A manager texts the desk

A janitorial renewal, a day-porter need at a retail center, floor care at a clinic. The desk sends it to the one cleaning company for that market and confirms you're moving.

  4. You meet the manager

You pay when the meeting is held. The relationship is yours: no share of jobs, no lock-in.

Budget season, planned

Be in the budget before it's set, not the bid after it.

Many property budgets for the next year are set in the fall, and many janitorial contracts renew with the calendar year. The desk works the whole year around both.

Fall: budget season

Managers price next year's contracts. That is when your packet needs to be in front of them, so you're in the number.

Renewals: the third bid

When a contract comes up, many managers want three bids. The desk puts you in as the one they actually want.

All year: new buildings

New acquisitions, new leases and a crew that stopped showing up. The desk sends those to the one cleaning company in that market.

The verified block

Insurance, W-9, references. Verified before the walk.

Managers asking for a third bid want to know you're real before they let you in the building. We check it once, date it and keep it current.

No state license

Arizona doesn't license commercial cleaning at the state level. Your city may require a business license, and we show it where it applies.

References that get checked

We contact the references you give us before your packet goes out.

Kept current

When a COI lapses, routing pauses until it's renewed.

What we ask of you

Four things. Do them and you stay first in line.

The desk keeps a responsiveness score and you can see yours. Lapsed paperwork pauses routing until it's current.

Straight answers

Questions cleaning companies ask

What does it cost?

Joining is free. Terms depend on your trade and market and they're built around results, so a person at the desk walks you through them on the call. We don't publish a price sheet.

Is Tucson priced the same as Phoenix?

Priced for Tucson. Ask on the call.

Is this another list of names?

No. We don't sell lists or run email campaigns. We hand you a manager who agreed to meet, or a stated need in commercial cleaning.

What's a third bid?

Many managers get three bids before they renew or award a cleaning contract. Often the third is there to make up the numbers. Through the desk, you're the third bid the manager has already checked and wants to see.

When do contracts renew?

It depends on the building. Many run with the calendar year, with budgets set in the fall. Tell us when you can take on new buildings and we route to match.

Do I need a license?

Arizona has no state license for commercial cleaning. Your city may require a business license, and we show it on your packet where it applies. This isn't legal advice; check with your city.

Don't managers already have a cleaning company?

Usually. Contracts renew, managers change jobs, and crews stop showing up. Being the backup on the list is how you become the primary.

What stops you sending my competitor?

An exclusive opening. While it's yours, we don't send managers in your market to any other cleaning company. Without it, a request goes to the fastest responders, never more than three.

What if the manager has no job right now?

Then it's an intro: a manager who picks vendors and agreed to a conversation. The job comes later, from the list. When there's a job behind it, we tell you.

How many bids will I get?

We won't give you a number we can't back. The desk is opening now. On the call we'll walk you through how routing works for commercial cleaning in your market.

Can I take the relationship and leave?

Yes. The managers you meet are yours. No share of jobs, no non-circumvention clause.

Which markets are there?

Two: Phoenix (Maricopa and Pinal counties) and Tucson (Pima County), one cleaning company per market. The current status of each is in the form. Larger team? You can hold both. Terms are set on the call.

Do you do residential cleaning?

No. We work with property managers of offices, medical buildings, retail centers and HOA common areas, not individual homeowners.

We're outside Arizona. Can we apply?

Yes. Enter your business ZIP. If your area isn't open yet, you can join the early list for it with the same quick questions, and we'll call to confirm before we open there.

Is OnRoster a cleaning company?

No. OnRoster is a vendor desk. We are not a contractor and do not perform work.
